It is important to begin a landlord – tenant relationship on the right foot and one of the most important items to agree upon is determining the place and time rents are due. Unless otherwise agreed, rent is payable in equal monthly installments at the beginning of each month. As rent increases the landlord must give written notice of the increase to the tenant 45 days prior t the effective date of the increase. In the case of tenancy less than a month-to-month tenancy, then notice of the increase must be given 15 days or more before the end of the month’s tenancy. And under no circumstance can a landlord increase rent based solely as retaliation against a tenant for making complaints to the Department of Health and others about the condition of the premises.
